EFFECTIVE MARKETING PLANS
Your Agent's Marketing Plan…
The third lesson of the seller education series from Susan Roberts, Associate Broker at eXp Realty.
Does the marketing plan of a Realtor REALLY make a difference?
Absolutely!
No marketing plan is complete without the following:
Professional Photography & Videography
High-quality photos, drone footage, and 3D virtual tours to showcase your home in all its glory.
Home Staging Consultation
Working with a professional stager to ensure your home looks its absolute best. It's like giving your home a fabulous makeover!
Detailed Property Description
Writing a compelling and enticing listing description that highlights your home's best features. Check to see if your agent is AI certified to aid in the writing of a compelling property description.
Social Media Advertising
Promoting your home on various social media platforms to reach a wide audience. This should include both paid and free posts to all the social media platforms. Facebook has one of the most powerful targeting tools on the planet and for a tech savvy agent, implementing a “targeted” campaign on your home can create a substantial amount of traffic and potential buyers. Instagram, Tik Tok and You Tube all cater to different audiences and your agent should be well versed in all.
Email Marketing
Featuring your property in the agent's newsletter that goes out to an extensive network of potential buyers.
Target Marketing
Statistically, we know that 84% of people will buy a home within a 5-mile radius of where they currently live. That means, every home in that 5-mile radius in your price range is your COMPETITION! And, conversely, every home within that radius is a potential buyer. Can your agent target those potential buyers?
Open Houses & Private Showings
Hosting open houses and private showings to invite potential buyers to experience the charm of your home firsthand.
MLS Listing
Listing your home on the Multiple Listing Service (in the Indianapolis area, our service is called the BLC – Broker Listing Cooperative) to reach fellow real estate agents and potential buyers. An agent can do cross property searches to find potential buyers that are searching for homes that fit your home’s criteria.
Local Advertising
Running ads in local newspapers, magazines, or direct mail-outs, because old-school can still be cool!
Network Leverage
Leveraging the agent's professional network to find potential buyers. This could include sending out an email to all agents in the area that highlights your home.
Follow-Up Strategy
A systematic approach to follow up with potential buyers and keep them engaged.
Negotiation Strategy
Expert representation during negotiations to ensure you get the best possible deal. Check to see if your Realtor is a Certified Negotiation Expert.
Regular Updates
Regularly updating you on the progress of the sale, because communication is key!
Remember, each of these points is a promise to make your home-selling journey as smooth and successful as possible.
