Home Buying Step 1: Define Your Goals and Must-Haves

Couple reviewing their home buying checklist and goals together

Buying a home is one of the biggest decisions you'll ever make — and the very first step has nothing to do with scrolling listings or touring open houses. Before we start looking at homes, the most important thing to understand is you: your goals, your timeline, and what's on your must-have list. As Susan Roberts, a real estate agent with over 25 years of experience helping buyers across Hamilton County and Boone County, Indiana, I've seen firsthand that buyers who start with clarity find the right home faster — and feel great about the process.

This is the first step in my home buyer education series. Whether you're a first-time buyer, relocating to the Indianapolis area, or ready to stop renting and start building equity, defining your goals is the foundation everything else is built on. Here's how to get started.

Why Are You Buying a Home Right Now?

Everyone has a reason for starting the home search, and understanding your "why" is more important than you might think. Your motivation shapes everything — from the neighborhoods we explore to the type of home that will truly fit your life. Here are some of the most common reasons buyers come to me:

Upgrading for More Space

Maybe your family is growing, or you've realized that your current home just doesn't have the room you need anymore. An extra bedroom, a bigger kitchen, a backyard for the kids — whatever it is, upgrading to a home that better fits your lifestyle is one of the most exciting reasons to make a move.

Downsizing to Simplify

On the flip side, many of my clients are ready to simplify. The kids have moved out, and suddenly a four-bedroom home feels like more work than it's worth. Downsizing isn't about giving things up — it's about choosing a home that gives you more freedom, less maintenance, and a lifestyle that fits where you are right now. I hold a Senior Real Estate Specialist (SRES) credential specifically because I understand the unique emotions and logistics that come with this transition.

Relocating for Work or Family

Whether you're moving to the Indianapolis area for a new job or want to be closer to family, relocating comes with its own set of challenges. Having a local agent who knows the neighborhoods, the school districts, and the community inside and out makes all the difference. I help out-of-state buyers navigate everything remotely so that when you arrive, you already feel at home.

Ready to Stop Renting and Build Equity

If you've been paying rent and watching those monthly payments go toward someone else's investment, you're not alone. Many buyers reach a point where they're ready to put their own money into something they own. The good news is that the monthly payment on a home you own can often be comparable to rent — and every payment builds your equity.

Targeting a Specific School District or Neighborhood

Sometimes the reason is very specific: you want your kids in a particular school district, or you've fallen in love with a certain neighborhood's vibe. Hamilton County — including Fishers, Carmel, Noblesville, and Westfield — as well as Zionsville and Whitestown in Boone County each have their own distinct character and community. Knowing what draws you to a specific area helps me narrow the search quickly.

The key takeaway: Write down your top two or three reasons for buying. Be honest with yourself. Your "why" is the compass that guides every decision ahead.

What Are Your Must-Haves?

Once you know why you're buying, the next question is what you need in your next home. I always encourage buyers to separate their must-haves from their nice-to-haves — it keeps the search focused and prevents you from overlooking a great home because it doesn't have every single feature on your wish list.

Here are the key features to think through:

Bedrooms and Bathrooms

This is the starting point for most buyers. How many bedrooms do you actually need? What about bathrooms — do you need a bathroom on every floor? Think about how you live day-to-day, not just what sounds good on paper.

Garage Size

In Indiana, a garage isn't just for parking cars. It's where the bikes, the holiday decorations, the lawn equipment, and the tools live. Do you need a two-car garage? Three-car? Would a detached workshop or extra storage space be more valuable?

First-Floor Primary Bedroom

This one comes up a lot with my downsizing clients, and for good reason. A first-floor primary suite means you can live on one level — no stairs to navigate every morning and night. It's a feature that adds comfort now and flexibility for the future. If this is on your list, I'll make sure we prioritize it.

Outdoor Space

Do you want a big backyard for gardening or pets? A low-maintenance patio where you can entertain? Or maybe you'd rather have no yard work at all? Your outdoor space preference says a lot about the lifestyle you're looking for.

Home Office

Remote work isn't going away. If you work from home — even part-time — having a dedicated office space (not just a corner of the living room) can make a big difference in your daily quality of life. Let me know if this is important, and we'll make sure it's on the list.

Specific Neighborhoods or School Districts

Each city in our area has its own personality. Carmel's walkable downtown and top-rated schools. Fishers' family-friendly energy and growing food scene. Noblesville's historic square and lake access. Westfield's sports tourism and quick highway access. Zionsville's charming brick streets and small-town feel. Whitestown's newer communities and affordable options. Knowing what resonates with you helps me zero in on the right locations.

Price Range and Monthly Payment Comfort Zone

This is the one that grounds everything. Before we start looking, you should have a clear understanding of your budget — not just the total purchase price, but the monthly payment you're comfortable with. I recommend talking with a trusted lender early to get pre-approved. That way, when you find the right home, you're ready to move with confidence.

Custom Home Alerts: Your Secret Advantage

Here's something most buyers don't know about until they work with me. Once we've defined your goals and must-haves, I set up customized home alerts that notify you the moment a matching property hits the market — and sometimes before it's even publicly listed.

Through my network, off-market search strategies, and AI-powered tools, I can often identify properties that fit your criteria before they appear on the major listing sites. In a competitive market like Hamilton County, that head start can make the difference between landing your dream home and missing out.

This is why being specific matters so much. The more detailed you can be about what you're looking for — the number of bedrooms, the garage, the neighborhood, the price range, the must-haves — the more precisely I can set up your alerts. Vague criteria means vague results. But when you give me the specifics, I can find homes that check every box.

How Susan Helps You Get Started

With over 25 years in real estate and credentials in both senior relocation (SRES) and negotiation (CREN), I bring more than just market knowledge to the table. I bring a process. I know that buying a home — especially if it's been a while since you've done it — can feel overwhelming. That's why I break it down step by step, starting right here with defining your goals.

My job is to take the stress out of the equation so you can focus on the exciting part: finding a home you love. Whether you're buying your first home, your fifth home, or the last home you plan to ever own, the approach is the same. We start with you, and we build from there.
